Fashionable boots are all around us, but which one will you pick among others? We have our own preference but with the current Year of the Tiger, what styles are becoming hot? The top boots for this year can definitely affect each of our choices and can lead us to exploring new pairs.

Whether it is just a prediction of calculated forecasting, it is good to know the top picks for this season. By nature, boots are really hot so scoring one of the best pair can be a great achievement. The existing fashion trend already covers various style, shapes and embellishments. To add more and spice up your girly fashion, here are the top five boot trends this 2010.

Digitized Prints rank number one because it has been visible in the runway. All sort of prints from space prints, digital and geometric; each produces the desired effect on the shoes. It makes the footwear more catchy driving more attention to it. It adds attractiveness making the person wearing it stand out among the crowd.

Nude colors is next. To name some, we have the outstanding sand colors, beige, khaki and neutral hues. Boots can blend well on your environment and you can now have lots of choices to match with your outfit.

Military designs and sportswear will continue to work hand in hand to reach more fashionistas. Just like soldiers in military bases, the appearance of boots in marine uniforms creates a good aura. It was as if making you more stunning and someone to respect. As for sportswear, it makes you more of a cowboy. These two give women a feeling of being a man while enjoying their feminine side through the different sizes, heels and highlights.

Another one is the leopard prints that sometimes resemble the looks of military uniforms only in brighter tones. Tips on Getting Started With Celebrity Marketing

When Gap signed Sarah Jessica Parker for a reported $38 million three year deal to be its new pitchwoman, they had high expectations that the A-list star would bring more fashionista clients into their retail stores. But, that is precisely what didn't happen. In fact, sales fell.

On the face of it, the decline in sales made no sense. Parker was an "it" girl. How could she not sell? What Gap failed to foresee was that using Parker was an error in celebrity marketing judgment. For all her fame and for all her film success, she was still not right for their market. Over 40, Parker was not right for the younger, sportswear basics demographic. At the same time, she is too closely associated with her high-fashion personality Carrie Bradshaw from "Sex and the City". Selecting her to endorse sportswear basics just did not "feel" right, and the cold reception from the buying market mirrored this feeling.

Before you wade into the deep pool that is celebrity marketing, understand that while it's true celebrity sells, not all celebrities are going to be the most appropriate fit for your product or service. So, how do you go about choosing which celebrities are the best match for your brand?

1. Pay closer attention to the celebrities you see. What are they wearing? Where do they eat? Do they have pets? Are they usually photographed repeatedly wearing a certain color? What are their hobbies? You will be surprised what a little research can reveal about your favorite stars.

The good news is that there are many magazines, television shows, and web sites that regularly run features on celebrities. You can check out Extra, USWeekly, People, x17online, Access Hollywood, The Hollywood Reporter and The Insider, among others.

2. Focus on your most likely candidates for celebrity marketing. After you have gathered information, you can pinpoint which stars are most likely to use your product or service. Create a file on them and make extensive notes on your findings. Usually, it's the little details that are easy to forget so note them down. The important thing is to stay up to date on what the celebrities you are targeting are doing. For instance, if you compile photos on Hayden Panettiere, you will eventually notice that she wears a lot of t-shirts and dressy tops. Or that Paris Hilton's favorite color is pink and Jessica Alba enjoys an occasional round of golf while Reese Witherspoon and Halle Berry prefer yoga.

3. Consider timing and location. Many marketers miss this part of their research because they get so bogged down with noting a star's preferences. But, the thing is, location and timing are very, very crucial. Sure, Madonna will most likely love that yoga mat you plan to send her, but she may never get to use it if you send it while she is out on a seven-month, 28-country tour!

These tips merely scratch the surface of celebrity marketing, but they should get you started in the right direction. So go ahead, do your research, make a dossier, and carefully consider timing and location. Done right, getting celebrity endorsements can increase your sales and brand name recognition by leaps and bounds.

Mortgage Lenders Under Government Scrutiny

Topping the list of institutions under fire are the familiar faces of Fannie Mae and Freddie Mac, the poster children for good intentions gone bad. The government entities faced renewed federal scrutiny earlier this year. What to do with the troubled HUD groups, however, is still up in the air. The issue is delayed until after the current federal bank restructuring effort is completed, which is anticipated by year-end.

Reformation is definitely on the horizon for these two lenders. The Treasury Department is considering an expansion of options on guidelines officials released in June regarding both lenders. Privatization, nationalism, hybrid strategies are all being measured for reform.

Fannie and Freddie were taken into conservatorship by the federal government last year as the financial crisis spread. Governmental control seemed inevitable. If the two were to collapse, it was thought that the damage would be irreparable and more widespread and devastating than even the Lehman Brothers' failure.

Reform is critical, since these entities provide the majority of home loans in the U.S. The U.S. Treasury Department was authorized to purchase Fannie and Freddie mortgage securities through the end of this year. Legislation is anticipated to extend the Treasury's conservatorship through the end of 2010.

Wells Fargo, the receiver of $25 billion in bank bailout money, was the primary lender on two recently shuttered businesses in Alabama. Wadley company Plantation Patterns and Anniston corporation Anniston Sportswear both filed for bankruptcy, and Wells Fargo was the primary lender for both companies. According to federal statistics and a local mayor's report, a total of more than 660 jobs were lost in both closings. Birmingham-based Meadowcraft is the parent company of Plantation Patterns. Chicago-based Hartmax Corporation is the parent company of Anniston Sportswear.

Wells Fargo's apparent refusal to work with either business brought federal scrutiny. In two separate incidents, the lender was named by over 40 members of Congress in complaints written to Treasury Secretary Timothy Geithner.

Not unfamiliar to federal scrutiny, Countrywide came under the federal microscope again last year, this time by a federal bankruptcy court official. Accused of destroying, losing or misplacing $515,000 in checks issued by homeowners, the home lender was further accused of adding inappropriate charges to the bankruptcy debt of homeowners.

Countrywide eventually worked out a deal with the court; however, the Justice Department challenged the settlement due to some unsavory terms presented by the mortgage lender. A non-disparaging clause was included, which caused the judge in the case to approve a probe of Countrywide's entire systems by the U.S. trustee.

Many mortgage lenders letting loans for reverse mortgages are now being examined under federal scrutiny. Some lenders responsible for predatory lending have now turned to high-pressure tactics and broad-yield premiums intended to rip off elderly homeowners. Michael S. Blume, U.S. Attorney, noted a dramatic increase in reverse mortgage loan numbers.

Bank of America and Wells Fargo, along with insurers like MetLife and Genworth, heavily invest in reverse mortgages worth about $17 billion annually. The FHA insures most reverse mortgages. Lenders are approved by HUD. Borrowers are required to meet with HUD-approved counselors prior to being approved for the reverse mortgage loan. New certification requirements have resulted in a reduction of counselors available nationwide, alongside an increase in the number of reverse mortgage loans.

The similarities of subprime loans to reverse mortgages are eerily similar in their predatory lending practices. Senior homeowners are strongly encouraged to avoid high-pressure sales that involve add-on products and services for reverse mortgages.
